3、r construction development pipeline increased 10.8%over the previous quarter to 38 million square feet(sq.ft.).Year-over-year the construction pipeline is down 31.3%as developers adjusted to the reduced demand for industrial space.Under construction properties in the combined Philadelphia Metro and
4、PA I-78/I-81 Corridor markets totaled 20.9 million sq.ft.,55%of the Northeasts total.Under construction properties in the combined Northern and Central New Jersey markets totaled 10.3 million sq.ft.,27.1%of the Northeasts total.Groundbreakings totaled 18.2 million sq.ft.in Q2 2024.Developers,fearful
5、 that theyll lose their approvals and facing looming additional permitting requirements,continued to break ground on projects in markets where anti-development sentiment threatens industrial development.Developers in markets with more pro-development sentiment delayed ground breakings so as not to f
6、lood the market with excess Class A product while demand levels continue to stabilize.Pre-leasing rates increased 390 basis-points(bps)quarter-over-quarter to 16.5%,pointing towards the beginning of a return to equilibrium in demand and supply.Pre-leasing rates are down from 24%pre-leased in Q2 2023
